Prepare your home, apartment, or business for a photo shoot!

Below please find several tips for a successful real estate photo shoot. If you have any further questions about preparing the property for your photo shoot, please contact us.


Interior All Around Tips

  • Turn on all lights and replace burned out bulbs

  • If you prefer not to have “color cast” from interior lights, turn them all off

  • Replace all bulbs with daylight balanced bulbs for a cooler look 

  • Or use bulbs of the same temperature (Daylight, warm, cool, 5500k)

  • Straighten lamp shades

  • Turn off ceiling fans

  • Turn off TVs

  • Turn off computer screens

  • Fluff or straighten pillows and chairs

  • Unplug and hide all non-essentials electrical cords

  • Remove any clutter

  • Remove/replace personal pictures with general landscape photos

  • Lower blinds and keep them open

  • Open all window curtains

  • Windows and mirrors should be clean and streak free

  • Vacuum carpets and clean tile or wood floors


Exterior Tips

  • Vehicles need to be in garage or on street if photographing garage.

  • Garage doors closed.

  • No cars in driveway or in front of house.

  • Clean and sweep driveways, sidewalks, and patios.

  • Hide trash cans, lawn and garden tools, etc.

  • Disconnect and hide garden hoses if possible.

  • Remove BBQ grill covers

  • Open patio umbrellas

  • Remove flags, seasonal decorations, home ornaments.

  • Remove home security signs

  • Remove toys, playground supplies, balls 

  • Spruce up landscaping

  • Mow grass

  • Rake up leaves

  • Trim shrubs, trees, or plants to allow clear view of property

  • Remove dead or brown foliage and empty planters

  • Have landscaper add Iron if need to make the grass green


Kitchen

  • Remove clutter from exterior of refrigerator (photos, notes, magnets)

  • Clear off countertops (Mail, knife blocks, cooking utensils/supplies, coffee maker) (at most have one appliance out)

  • Stage area with one small appliance, fresh fruit and possibly a cookbook

  • Clean countertops and remove stains

  • Hide dishes, move to dishwasher

  • Hide garbage cans

  • Remove floor mats


Dining Room

  • Straighten dining room table and chairs (space evenly)

  • Clear the table

  • Feature one centerpiece (basket of fruit, flowers, shells)

  • Remove children’s high chairs or seats


Living Room

  • Remove magazines, newspaper, mail, etc.

  • Fluff pillows and furniture

  • Arrange and straighten furniture

  • Remove personal effects and random clutter


Bedrooms

  • Make sure beds are neat and clean

  • Stage beds

  • Remove comforters if lumpy

  • Bedding should look immaculate (matching colors, no wrinkles, no fading)

  • Sheets should be tucked in neatly or hung straight

  • Pillows – fluffed, matching, arranged neatly, wrinkle free

  • Flooring should be clean

  • Remove personal belongings

  • Remove trashcans


Bathrooms

  • Close shower door or curtains

  • Remove all toiletries – soaps, shampoos, conditioners, etc.

  • Close toilet lid

  • Remove bath mats

  • Clean off counters

  • Fold and neatly hang matching towels.


For Best Results

  • Please have your home cleaned, prepped and staged prior to your shoot.

  • Do not hold an “Open House” during your photo shoot.

  • Please communicate any special requests prior to your appointment.

  • Do not schedule any other workers at the same time of your shoot.

  • Arrive early for your appointment to make sure the home is in order.
